Spaces adjacent to this vacant spot house Cilantro and Dunkin' Donuts.

A Wine Bar!! not a full service restaurant, but a place that focuses on Wine & Cheese & Charcuterie & creative, inventive, snacks & small plates! Wine classes & tastings. A fun & funky environment, tastefully decorated, 1st class service provided by passionate, dedicated industry veterans & professionals.
A place that would hire me! :)

A place to renew ID's like Mass ID's and to renew MBTA pass ID's and also get new ones. So people do not have to travel to Boston or to the DMV to get ID'S.
Since we are becoming a country where you have to show ID(or Papers to do anything like voting) there should be a place to get them where you do not have to travel far. especially for the Disabled and Elderly. Not everyone drives or has excess to get to these places.

Exactly! When I read the headline, I assumed this was what was being referred to. That piece across the street is awesome parcel, with water access and everything.
What was in the vacant space before? It is hard to tell.

@Antoine. it was a Texaco gas station! this guy who used to work at Hess told me something a year or 2 ago. he told me the Rockett family who owns Pickering Wharf & The Waterfront Hotel wanted to put a smaller, boutique hotel & steakhouse in the spot. and, about 5 or 6 years ago, i went to a neighborhood association meeting where a developer showed plans to put a building & fill it up with condos & retail on the 1st level.

Dave and Jacks Texaco. The fact that it is waterfront property means nothing considering the condition of the canal and the fixed congress st bridge.It has potential but requires smoeone with a vision to the future. The success of the farmers market is something to consider,year round indoor and outdoor in the summer.

Antoine, Dunkin Donuts was in that space before. They remodeled and gave up some of their square footage.

The owner wants $33 a square foot. It's double anywhere else. Good luck to anyone willing to spend that insane amount. Hence the unit being vacant for over a year.

the owner of the property knows he has prime derby st. frontage and wants the big bucks for it. anthing that goes in there has to be able to survive the slow winter months. my wish would be my bank to have a downtown location instead of treking all the way to crosbys plaza.

That lot across the street would make an outstanding dining/rest area, at the very least. Maybe the city could replant the Trees they are planning to yank out over on Essex pedestrian walkway and Japanese garden over here, level the lot with gravel, go down to Ocean State Job Lot and get a bunch of tables and umbrella stands on clearance, a few trash barrels and voila! Instant rest area. If a lot is going to sit unkempt like that, in the hub of Salem, then the city should be able to use that land until Fiesta Shows comes infor two weeks in October. IMHO that is the main reason that lot is still vacant. Or the owners should it themselves.
As for that place next to Cilantro, there's already a million restaurants, boutiques, etc... Really good places that are not being patronized nearly enough. But Either or a raw bar or strictly sushi bar would be a very nice addition to that area.

In my opinion, that location is not prime at all. Your not on the waterfront, your not downtown, your stuck in the middle. Very hard location. I see this being vacant for another year or two at the current asking price. The lot across the street........I could do wonders with!

I love the idea of a wine bar! Now that Greenland is "remodeling" it would be nice to have a new space with wine and small plates...that hopefully won't sell out.

i just had an interview at Belly Wine Bar which is opening in Kendall Square in Cambridge.
Sip Wine Bar just opened in downtown Boston & there is another one opening in Davis Square.
it's a great concept for people who don't want to go out for a complete meal yet still want a social & even educational atmosphere.
i'm a Server & Bartender. now, i've just gots to find me a Chef & a Sommelier! :)
oh, ya! and, knock that landlord upside the head & get him to come down on the price of the rent.
